Shifting Paradigms: Office Building Strategies for the Future

For over century, the foundational law of commercial real estate was simple: "Location, Location, Location." Today, in many markets, a new mandate is emerging for high- value office tenancy: “Power, Pipe, and Platform.”

Investment activity is beginning to rebound across the office sector, but the gap between winners and losers is widening dramatically. Owners and asset managers now face a fundamental strategic crossroads. They must decide whether to position their properties for traditional, amenity-driven tenants or for a rapidly growing class of tech-forward, infrastructure-intensive tenants.

 The Great Choice: Amenity-Driven vs. Tech-Forward

A growing bifurcation is emerging in the needs of office tenants. Asset managers must make deliberate strategic decisions about how to position their buildings in a rapidly evolving marketplace.

1. The Traditional, Amenity-Driven Tenant

For many industries – finance, insurance, law, consulting, and other professional services – the office remains a place of collaboration, culture, and experience.
These tenants focus on attracting employees back to the workplace by providing
environments that blend productivity with lifestyle amenities.

Their demands are centered on physical comfort and lifestyle integration:

  • Prime Location: Access to transportation hubs and prestigious addresses remain paramount.
 
  • High-End Amenities: Demands include roof decks, fitness centers, and curated food and beverage options.
 
  • Space-as-a-Service: They seek flexible, aesthetically pleasing square footage that fosters collaboration and culture.
 
  • Focus on Comfort: Operational priorities for these tenants are heavily weighted toward environment and comfort.

For these tenants, the office is fundamentally a destination designed to attract people.

2. The Tech-Forward, AI-Infrastructure Tenant

A new class of tenant is emerging – one that views office space not primarily as a workplace, but as a high-performance computing platform necessary to run its business.

Artificial intelligence companies are among the fastest-growing drivers of this demand. While these firms are highly concentrated in innovation hubs – most notably the San Francisco Bay Area, which has the world’s highest concentration of AI companies and talent – the demand for infrastructure-ready space is spreading rapidly across major U.S. markets.

These tenants are increasingly leasing “infrastructure readiness” rather than simply
square footage. Their requirements are technical, operational, and largely non-
negotiable.

  • Power Density: Tech-forward tenants require dramatically higher electrical capacity to support GPU clusters and AI workloads—often 15–25 watts per square foot, compared with 5–8 watts per square foot for traditional office tenants.
 
  • Cooling Performance: High-performance computing hardware generates significant heat loads. Traditional air-cooled mechanical systems are often insufficient. Many high-density environments now rely on liquid cooling technologies such as direct-to-chip cooling, similar to modern data center operations.
 
  • Connectivity and Latency: These firms require high-bandwidth fiber connectivity and low-latency network infrastructure to support distributed computing, real-time data processing, and AI inference operations.
 
  • Operational Reliability: For these tenants, uptime is not a comfort issue – it is a mission-critical operational requirement. A power outage is not an inconvenience; it is a major business disruption.

For these firms, the building is part of their computing infrastructure.

The office market is evolving from real estate into operational infrastructure.

Markets like San Francisco remain the epicenter of this transformation due to their concentration of capital, talent, and venture-backed companies. But the shift is increasingly visible across the country as AI development, high-performance computing, and edge processing expand.

As a result, property owners and asset managers must make a clear strategic choice.

  • If they pursue traditional tenants, the building must deliver a best-in-class workplace experience.
 
  • If they pursue tech-forward tenants, the building must function with the precision and reliability of critical infrastructure.

This shift requires a new operational mindset. Property teams must move beyond managing comfort and begin managing system reliability and performance. This includes adopting tools such as AI-enabled predictive maintenance to identify potential failures in electrical, cooling, and connectivity systems before they disrupt tenant operations.

The next generation of successful office buildings will not simply house companies – they will power them, connect them, and enable them to operate.

Owners who clearly define their building’s identity – whether experience-driven or infrastructure-driven – will capture the strongest tenants and the highest long-term value.

Unlocking Your Hidden Asset: Is Waste Heat the Next Untapped Revenue Stream?

In commercial real estate (CRE), we are experts in optimizing the visible: maximizing leasable square footage, reducing operating expenses, and enhancing tenant retention. But what if one of your property's most valuable untapped assets is entirely invisible?

From an engineering perspective, every data center is a massive heat engine. For every kilowatt of electricity used to power servers, nearly another kilowatt is spent on cooling to remove the resulting heat.

This thermal load is typically viewed as a liability – a costly byproduct to be vented into the atmosphere.

But this perspective is slowly changing. Visionary developers are beginning to treat this "waste heat" not as a problem to be solved, but as a resource to be sold. By strategically co-locating energy-intensive tenants, we can create industrial ecosystems where the output of one operation becomes the essential input for another. The most compelling example of this is the pairing of data centers and modern greenhouses.
The Symbiotic Relationship: Data Centers and Agriculture

A data center requires constant, reliable cooling. A commercial greenhouse requires constant, reliable heating, especially in cooler climates. The synergy is obvious and powerful. Instead of paying to exhaust hot air, a data center can redirect that thermal energy – often via liquid-to-air or liquid-to-water heat exchangers – to a neighboring greenhouse.

This creates a powerful trifecta of benefits:

  1. For the Data Center: A portion of their cooling load is handled by the heat transfer process, potentially lowering their Power Usage Effectiveness (PUE) ratio and reducing operating expenses. They also create a new revenue stream by selling the heat.
  2. For the Greenhouse: They receive a stable, low-cost source of heat, dramatically reducing their single largest operational expense and allowing for year-round cultivation of produce in almost any climate.
  3. For the Environment: The carbon footprint of both facilities is significantly reduced. The energy is used twice, offsetting the fossil fuels the greenhouse would have otherwise burned for heat.​

Boden, Sweden: The city of Boden has become a hub for this concept. Genesis Digital Assets operates a 10-megawatt data center where the excess heat is used by a local consortium to warm a 300,000-square-foot greenhouse, contributing to Sweden's food self-sufficiency.
